At Woolley & Wallis, our Fully Managed Lettings services provide a comprehensive level of property management. The independent inventory carried out at the start of the tenancy provides us with a very accurate condition report so that we are able to expertly manage any dilapidations over the course of any tenancy. This highly detailed report not only verbally reports on the condition of the property but also supports this with many photographs.
We conduct our first inspection after just one month, a second five months later and then periodic inspections every six months thereafter (unless we feel that more frequent inspections are required).
We feel that the one month inspection is probably the most important of any as it enables us to see how the tenant is living in the property very early in the tenancy. The benefit of this is, should there be any teething problems, we are quickly able to resolve before they become more serious.
You will be sent written reports, with attached photos, detailing each inspection that we conduct. We use a detailed report template throughout the Partnership to ensure that each inspection is carried out to the same high standards, and a level of consistency can be maintained.
The purpose of each inspection is to ensure that the property is being kept to the condition that we would expect – not just by how the tenant is living in it but also in terms of any maintenance issues that would fall under the responsibility of the Landlord as ‘general upkeep’.
This can often be the biggest worry for a landlord. Not in terms of if something has a fault within the property because this is inevitable, but actually whether the letting agent is actually managing any issues efficiently. Our process at Woolley & Wallis is very simple. Firstly, the tenant would contact us to report an issue, we would then contact the landlord for authorisation to send out a contractor and liaise accordingly with the tenant to ensure that any issues are resolved as quickly as possible. The cost of any repair would simply be deducted from the following month’s rent and a paid invoice would be sent out with the following month’s rental statement.
